Sales negotiation
Once the agent has an offer, he or she will present that offer, which usually has an expiry date and time. Once you have accepted that offer, there is a contract between you and the buyer.
The agent will now get a deposit from the purchaser, where this is applicable and ask the buyer to supply the following documents for the lending institution:
- Identity Document
- Marriage certificates
- ANC contracts
- Divorce documents etc
- Proof of residency
The buyer then completes an application for a bond at a lending institution or a bond originator. On granting the bond, the agent will then advise you, the buyer and the transferring attorney and give all of you copies of all the necessary agreements.
Until all documents are lodged at the Deeds Office, the agent will keep in contact with the transferring attorney and will advise you accordingly until the actual date of registration. Where necessary the agents will follow up on any suspensive conditions.
